Exterior Property Maintenance in Sussex: Roofs, Gutters, Walls, Windows, Fencing and Drainage

The outside of a property is its first line of defence against rain, wind, damp and everyday wear. Small exterior defects can stay unnoticed for months and then appear indoors as staining, loose plaster, swollen timber or damaged decoration.

A useful maintenance plan looks at the roof, rainwater system, walls, windows, doors, timber, boundaries and drainage together. Exterior work is often where several trades meet.

Start at the top: roofs, flashing and chimneys

Roof defects deserve early attention because water can travel before it becomes visible inside. Maintenance may involve tiles or slates, ridge details, valleys, flashing, flat-roof coverings, chimney junctions and roofline components.

Look for:

  • slipped, cracked or missing roof coverings
  • damaged flashing
  • staining around chimney breasts or upper ceilings
  • debris blocking water paths
  • deterioration around flat-roof edges
  • damp marks in accessible loft areas

Gutters and downpipes protect more than the roof edge

Gutters, downpipes and outlets move large amounts of water away from the building. When they overflow or leak, fascia boards, render, brickwork and ground areas can stay wet for long periods.

Maintenance can include clearing debris, repairing joints, correcting loose brackets, checking outlet flow and making sure downpipes discharge properly. An overflowing gutter may be caused by a blockage, poor fall, damaged section or another defect.

Fascias, soffits and exterior timber need periodic repair

Fascias, soffits, bargeboards, window sills, doors, gates, sheds and fencing can deteriorate when coatings fail or water repeatedly reaches the same area.

A carpenter or joiner may be needed where timber has split, warped or decayed. A decorator can then prepare and protect sound timber with a suitable exterior system. Painting rotten timber without repairing it first only hides the problem temporarily.

Brickwork, pointing and render need proper repairs

External walls take constant weather exposure. Mortar joints can erode, render can crack or detach, and local brickwork can become damaged.

Repairs may involve brickwork, repointing, render patching, crack repairs or local rebuilding. The correct method depends on the construction and defect. Simply covering a crack with paint is rarely durable if movement or water entry continues behind it.

Where external wall defects are causing internal damp, deal with the outside cause before rebuilding interior plaster and decoration.

Windows and doors are part of the weatherproof envelope

Problems can include failed perimeter sealant, damaged sills, rotten timber, loose hinges, worn hardware, draughts, sticking doors or water tracking around openings.

Work may involve a window or door fitter, carpenter, glazier, locksmith or decorator depending on the fault. Sometimes a local adjustment is enough; other times the surrounding frame or masonry also needs attention.

Exterior decorating is maintenance, not only appearance

Protective coatings help timber, masonry and metal resist weathering. Good exterior decorating begins with preparation: scraping loose coatings, repairing defects, stabilising surfaces where appropriate, filling, sanding and priming before the finish is applied.

If a wall is damp because a gutter is overflowing or a render crack is admitting water, repair that first.

Fencing, gates and boundaries need structural checks

Fences and gates are exposed to wind, wet ground and repeated movement. Common issues include loose posts, rotten timber, failed fixings, dragging gates and damaged panels.

Repairs can involve fencing, carpentry, masonry or groundwork depending on the construction. A gate that repeatedly drops may need more than hinge adjustment if the post itself is moving.

Paths, patios and drainage influence the building

Hard landscaping should help water move away rather than collect against walls. Sunken paving, blocked channels, damaged gullies and poor falls can create persistent wet areas.

Work may involve drainage repairs, paving, brickwork, groundwork or local concrete repairs. Where standing water appears after rain, look at the route the water takes across the whole area.

Exterior maintenance often links to interior repairs

A leaking gutter can damage render and stain a bedroom wall. A roof leak can affect insulation, plasterboard and decoration. A failed window seal can damage nearby timber and plaster.

A simple seasonal exterior checklist

Periodically:

  • look at roof coverings from ground level after severe weather
  • check gutters during rain for overflowing sections
  • look for fresh cracks in render or open mortar joints
  • inspect painted timber for peeling or exposed wood
  • test gates and exterior doors for movement
  • check paths and drains for standing water
  • look around windows and sills for failed seals or damage

The aim is to spot small defects before they create larger internal repairs.
